About this Project

A 12-story federal office tower required full mechanical insulation across HVAC, plumbing, and equipment systems during a fast-tracked tenant fit-out. The schedule allowed only six weeks for our portion of the work, in coordination with three other trades on the same floors.

El Dorado deployed two crews working staggered shifts, completed the install ahead of schedule, and delivered the project under budget — with a clean punch list at final inspection.

Scope of Work

  • 180,000 LF chilled water piping
  • 45,000 LF steam and condensate
  • 32,000 sq. ft. ductwork (thermal & acoustic)
  • Boiler and pump room equipment insulation
  • Aluminum jacketing in mechanical rooms
  • PVC jacketing in occupied spaces

Outcome

Project delivered 4 days ahead of the published schedule with a final cost 3% under the contracted budget. Post-occupancy energy modeling showed a measurable reduction in cooling load, attributed in part to the upgraded chilled-water insulation envelope.

The owner has since engaged El Dorado for two follow-on packages on adjacent buildings.
